The cottage will be available from 4.30pm on the day of arrival to 10am on the day of departure. The later check-in is to allow sufficient time to undertake additional COVID cleaning. Potential guests who have been in contact with people testing positive for COVID 19 in the last 14 days or currently positive themselves are requested not to continue with their booking. Full refunds will be given for COVID related cancellations.
The number of people occupying the cottage must not exceed 4.
Pets are considered only on acceptance of specified conditions.

On-line bookings will be accepted or rejected within 24hrs.

A provisional booking will be held for one week after acceptance of a booking enquiry, pending a 33% deposit payment. A booking will not be taken as firm until receipt of this deposit. The payment of the balance must be paid in full, 8 weeks before the arrival date. Non-payment by the due date will be taken as cancellation.
If commencement of the occupancy is less than 8 weeks from booking, full payment is required on booking.

In the event of cancellation, please advise us immediately. We will try to re-let in which case we can return your payment, less a handling charge of £20. If we are unable to re-let, all monies will be forfeited.

The cottage is to be occupied only for a holiday and not for any extended period unless availability is checked and payment made in advance of the extended period.

The use of the accommodation is entirely at the hirer’s risk and no responsibility can be accepted for injury, loss or damage to the hirer or to the hirer’s companions or guests.

Breakages and damages should either be replaced by the hirer with the identical item or reported to the owner, and replacement or repair must be at the expense of the hirer.

In the unlikely event of the cottage not being available for reasons beyond our control, eg. fire damage, a complete refund will be given. No further liability will be accepted.
